Role Summary
The "Senior Financing Manager" (m/f/d) holds full responsibility for all (re)financing related matters and manages (re)financing transactions as a “Deal captain”, acting as the central coordinator for all involved parties, both internally and externally. This role plays a pivotal part in the sourcing of debt financing and strategic analysis of real estate markets. Additionally, the role encompasses all tasks related to the continuous loan covenant reporting with the external financing partners. As a key player in the financing process, the Deal Captain ensures seamless execution and integration of financing into the organizational and overall transaction strategy. The role demands a comprehensive understanding of legal, technical, tax-related, structural, and financial aspects, while also fostering communication and collaboration across various departments and external stakeholders.
Key Responsibilities
- Assume full responsibility for the entire financing process, from origination to loan drawdown, for the entire project group.
- Play a leading role in formulating the financing strategy for individual transactions.
- Develop "Debt Pitchbooks" presentations for selected external financing parties.
- Lead contract negotiations with financing partners and manage the involvement of consultants.
- Oversee the due diligence process conducted by banks.
- Coordinate with all relevant internal specialist departments (Legal, Technical, Finance, Tax, Asset Management) to ensure compliance with internal requirements and necessary committee approvals.
- Where applicable, lead and/or support joint venture alignment with partners.
- Where applicable, lead and support alignment with external asset managers.
- Prepare decision papers for the internal Investment Committee and other committees, while communicating with sponsors, creating presentations, and performing follow-up tasks.
- Facilitate communication with senior management, the investment committee, and sponsors.
- Execute post-closing activities as outlined in the facility agreement.
- Assist in resource management within the team.
- Manage and leverage the existing network of financing partners to identify and source debt financings suitable for individual transaction strategies.
- Conduct market monitoring.
- Coordinate and manage timely and continuous loan covenant reporting to relevant external financing partners.
Key Requriements
- University degree with a strong academic background; additional training in real estate management is advantageous.
- At least 7 years of relevant professional experience in real estate or banking, with demonstrated specialization.
- Comprehensive understanding of the legal, technical, tax-related, structural, financial, and other aspects of loan transactions.
- Self-motivated and adaptable, capable of working effectively both independently and within a dynamic team environment.
- Exceptional negotiation, communication, and presentation skills.
- Proficient in financial modeling and possess strong analytical abilities.
- Extensive knowledge of relevant real estate markets and a robust network within the European financing community.
- Deep interest and thorough understanding of real estate markets, debt financing, and capital markets, with a proven track record in leading and coordinating complex financing projects.
- Effective team player and project manager.
- Open to AI and other innovative technologies/tools.
- Excellent proficiency in MS Office; familiarity with Argus Software is a plus.
- Exceptional proficiency in both German and English.
