Key Responsibilities

  • Wing-to-wing responsibilities for all investment management and portfolio management activities for allocated investments, including but not limited to:
    • Source hard assets, portfolios and programmatic investments through co-mingled funds, club deals, JV partnerships and direct acquisitions
    • Conduct site visits and provide market research and analysis relating to the investment opportunities
    • Underwrite investments, which includes financial analysis and the support of investment assumptions with robust market information, as well as the preparation and presentation of investment memos
    • Negotiate transaction terms with counter parties including sellers, partners and managers
    • Structure investments with the objective of optimizing returns to the investors
    • Liaise with external financial institutions to raise debt financing for investments
    • Transaction management, which includes overseeing third-party advisors in the due diligence exercise and coordinating between internal teams and third-party advisors
  • Life Cycle Asset Management
  • Prepare and support the implementation of asset/investment level business plans as well as monitor ongoing development projects and the phased acquisition of assets within programmatic partnerships
  • Identify and appoint service providers for investments
  • Work with service providers to ensure proper upkeep of asset quality and investment performance
  • Provide portfolio reporting
  • Custodian of investment related governance
  • Dispositions
  • Lead the sale of assets/investments and prepare divestment memo
  • Conduct regular macroeconomic and real estate market research and analysis and work with the strategy & capital formation team in the development of Japan investment strategies
  • Develop and manage relationships, inbound and outbound, including investors, partners, managers, agents, and advisors, etc.
  • Responsible for all business development and strategic initiatives in the assigned region

                                                                                                                                                          

Key Requirements

  • Strong academic background, with focus on real estate investment, portfolio and asset management
  • Minimum 10 years of experience in real estate preferably in asset / portfolio management
  • Deep understanding of real estate markets in Japan, across sectors
  • Strong English communication skills (both written and verbal)
  • Ability to manage diverse stakeholders
  • Flexibility to travel on a regular basis
