Role Summary
- The Investment Planning & Controlling (IPC) team supports PIMCO Prime Real Estate APAC investments across the full investment life cycle by delivering planning, reporting and analysis for management decision-making and fund controlling deliverables (investor reporting, performance and returns analysis, cash/liquidity oversight). Working closely with Asset Management, Accounting, external fund managers /fund administrators and the IPC global team, the Associate helps translate portfolio activity into clear insights for APAC management and investors
Key Responsibilities
- Lead and coordinate planning and forecasting for APAC investments (budgeting, quarterly forecasts, rolling projections) by partnering with Asset Management, Accounting and external managers; ensure data reliability and consistency (completeness and fund controls)
- Prepare and review monthly reporting deliverables (including valuation inputs and performance) including NAV drivers and liquidity/cash forecasting, and support responses to ad-hoc investor information requests
- Partner closely with the Accounting team and external service providers to enable an accurate and timely month-end and year-end close (including review of fund financials, reconciliations and key controlling checks)
- Consolidate, validate and analyze actuals for APAC investments; coordinate with the IPC global team for regular and ad-hoc reporting submissions and planning cycles (e.g., rolling projection) and quarterly reforecasting
- Deliver fund performance analyses (returns, income/cost drivers, variances vs. budget/forecast) and prepare clear management and investor-ready materials
- Support the IPC Team Head and Head of Finance with planning dialogues, portfolio reviews and performance commentary to provide APAC management with actionable insights
- Coordinate and oversee cash and liquidity management for APAC investments, including review/approval workflows for funding requests and invoice payments (including capital calls and distributions)
- Maintain oversight of investment structures and service providers (fund administrators, banks, auditors, tax advisors) including governance, documentation and process discipline
- Monitor external investment partners and service providers for cost control (e.g., asset management fees) and tax compliance and adherence to corporate finance best practices
- Drive and support refinancing and restructuring initiatives, including modeling cash flow impacts and coordinating controlling requirements across stakeholders
- Support acquisitions / divestments / restructurings from a finance angle (including fund controlling requirements such as reporting set-up, capital activity and cash flow impacts), including coordinating setup of structures and finance processes with internal and external counterparties
- Act as a key interface between Asset Management, external fund managers and internal stakeholders to ensure aligned data, timelines and deliverables
- Build strong relationships with internal stakeholders (Asset Management, Acquisitions, Portfolio & Analytics, Valuations and Finance) and external managers / service providers
- Support continuous improvement initiatives (fund controlling templates, controls and reporting automation e.g., Power Query / Power BI) and participate in transformation and IT initiatives
- Collaborate with and support the Team Head and Head of Finance on new initiatives, regulatory reporting and management reporting requirements
Key Requirements
- Undergraduate degree in Accounting, Finance or similar concentration
- CPA or equivalent professional accounting qualification preferred
- Working knowledge of IFRS and/or local GAAP, and an understanding of tax and corporate governance topics relevant to investment / fund structures
- 3–5 years of experience in financial planning & analysis, accounting or audit (fund controlling / fund finance experience is a strong advantage), ideally within real estate investments and APAC structures
- Strong verbal and written communication skills in English (incl. drafting clear performance commentary for management/investors); able to communicate effectively with stakeholders
- Ability to drive deliverables independently and manage multiple reporting timelines (investor reporting, cash forecasting and capital activity exposure is an advantage)
- Strong inter-personal skills, with the ability to work well with others as a team
- Strong problem-solving skills and a hands-on mindset; able to prioritize in a fast-paced environment and drive issues to resolution
- Proactive, solutions-oriented and positive mindset with a strong sense of ownership
- Strong Excel skills (financial modeling) including Power Query and experience with reporting tools (e.g., Power BI); ability to improve reporting processes and automate recurring fund controlling
- Self-motivated and ability to take sole responsibility for deliverables
- Good balance of strategic thinking and attention to detail
